I played with Home and Safehouse Tweaks, and the added workbench - reloading table - stove unable to pull material from any container nor companion's inventory. The only cell modifiying mod other than this mod is Bobblehead with added display case. Tried and tested with older 19 version of that mod, still no luck.

Make sure all dependencies are up to date: xNVSE, JIP LN NVSE, JohnnyGuitar NVSE, ShowOff NVSE.

all up to date, except for JIP LN. I used JIP PP LN version due to other mods requires it

Solved it... I installed ShowOff... without its .INI. Making it inactive all this time
